Palacios City Council approves Pelican Place subdivision

PALACIOS, Texas (Wednesday, Dec. 16, 2020) – A 19-acre development on the north side of Palacios will soon be home to 70 new single-family homes.

Palacios City Council unanimously approved Pelican Place following a workshop Monday evening, Dec. 14. At the workshop, Stuart A. Lynn. P.E., Founder of Lynn Development, presented information about the new subdivision for the body’s consideration and approval in a special-called meeting that followed.

“We are excited about partnering with the City of Palacios in helping bring affordable housing to this community,” said Lynn. “We feel with these price points we can significantly impact the community where it is needed most. We look forward to breaking ground and having homes ready in late spring 2021.”

Lynn Development will break ground on the residential development in January 2021. Pelican Place will feature single-family homes beginning in the $150k range up to $200k. The subdivision will offer five different floor plans–ranging from 1,218 sq. ft. to 1,505 sq. ft.–with four elevations of each floor plan available, for a total of 20 possible combinations for the one-level, 3BR/2BA, two-car garage homes.

These various footprints will maximize function and use of space, as well as energy efficiency. The prospective homeowners need only to make a few preferential choices in the beginning of the process, and the Lynn team will deliver a brand-new home that meets the needs and desires of the new resident.

The first homesites will be located along Seventh Street on the north side of Palacios, located behind the Lowe’s Market grocery. The homes are ideal for first-time homebuyers and empty nesters alike that seek the amenities of living near the bay without sacrificing time with family for a long commute. The development company is excited to market the location and encourage homebuyers to take advantage of historically low interest rates at this time.

“We are thrilled to be the first residential development bringing new housing opportunities to Palacios,” said D.C. Dunham, Lynn Development’s chief executive. “We have been working with local banks, mortgage companies and USDA to bring a wide range of financing opportunities. Our goal is to make homeownership an attainable and enjoyable process in the Palacios community.”

Matagorda County, and Palacios specifically, is known for its birding superiority. Many hundreds of bird species frequent the locale on migration paths, and people travel the world over to visit Palacios during peak migration times to watch and photograph rare birds. The development name, as well as the floor plan names and street names inside the development, pay homage to Palacios’ claim to fame.

Pelican Place is located just one mile from the South Bay Marina, Palacios Pavilion and Palacios Bay Beach. Homeowners will have easy access to remarkable sunsets along the seawall, local shopping and a multitude of desirable dining options. Whether a family is buying their first home or are looking to move up, they will enjoy comfort and convenience in this modern community.
